About The Sands
A truly ‘beachfront’ location, The Sands is in a stunning setting across the road from the expansive shoreline of Browns Bay Beach and just steps away the bustling local village. The area is known for its relaxed seaside atmosphere, flat walkways and easy access to cafés, supermarkets and community facilities. With the beach on the doorstep, residents and families enjoy one of the North Shore’s most scenic and walkable neighbourhoods.
The boutique-sized centre provides Rest Home and Hospital-level care in a modern, purpose-built environment designed to support comfort, dignity and connection. Residents can choose from a range of well-appointed Care Suites, each with a private ensuite, kitchenette and some suites having a separate bedroom and living space. Light-filled communal spaces, contemporary furnishings and landscaped outdoor areas help create a calming, uplifting atmosphere that feels both homely and refined.
Families value the coastal convenience of The Sands — whether it’s enjoying the sea air, stopping at local eateries or taking advantage of excellent transport links throughout the North Shore. Our Care Suites offer space, flexibility and extra features. Suitable for either Rest Home or Hospital care, you don’t have to move if your needs change between these levels. All Care Suites come complete with a heat pump and full en-suite bathroom, as well as a kitchenette with a fridge and a kettle – perfect for making a cuppa when friends and family come to visit. You own the right to occupy your Care Suite, so you can personalise it with your favourite furniture and treasured pieces. A Health New Zealand – Te Whatu Ora assessment is not required for care that is paid for privately.

NOTE: The Retirement Villages Act 2003 (The Act) is designed to provide improved protection for people who 'buy' into a retirement village. If you intend to 'purchase' you must get independent legal advice before signing your occupation right agreement as required under The Act. Some Retirement Village type facilities are not required to register under The Act so different legal requirements apply. Please make sure you investigate fully.
In some villages there may be some Retirement Village units that have multiple uses e.g. a Serviced Apartment may also be used as a Residential Care Suite. The same unit may therefore show in several places on Eldernet.
