SPELDHURST COUNTRY ESTATE LIFESTYLE VILLAGE

This exciting 48-hectare Lifestyle Village, at 70 Kimberley Rd, Levin is being developed on the leafy grounds of what was the Kimberley Hospital, that closed its doors in 2001.
“The scale of this lifestyle development is very significant for a community like the Horowhenua,” developer and Horowhenua District councillor Wayne Bishop says.
“With our aging population and the Road of National Significance connecting Levin more closely to Wellington, we are very excited about what the future holds for our Village.”
He points out Speldhurst offers wider lifestyle appeal than a typical retirement complex.
“It is a retirement village but it’s set in a rural lifestyle-type environment with community facilities.

Interest initially has been very strong from the local community from people who currently live on their lifestyle block and are choosing to continue their semi-rural lifestyle dream in this new setting at Speldhurst. However, there has also been a lot of interest from out of the district and we are excited to be welcoming new people to our region over the next few months.
Over the next 20 years Wayne plans to build around 500 houses and apartments in the semi-rural location, with the first stage already underway and selling well. Twenty-three brick-and-tile stand-alone houses are nearing completion and another 50 or so will be built in the next two or three years. Each of these 23 homes has a lounge, dining room and kitchen, three bedrooms, bathroom and a second separate toilet or internal laundry. Single and double garage options are also available.

Indicative of what people can buy is by viewing the show homes at the entrance to the Village. “We are offering a ‘good,’ ‘better’ and ‘best’ price range for each specification of homes we are building,” Bishop says.
For example, a Slateprint cobblestone path costs more than a coloured or standard concrete path. One of the features of this Village is that residents are able to choose varying options they like for the different areas in their home.

The Opening Special Pricing is as follows:
• The three-bedroom stand alone and duplex homes are priced from $310,000-$356,000;
• The two-bedroom stand alone and duplex homes are priced from $295,000-$341,000
• The one-bedroom apartment with no garage or carport will be $175,000 and the two-bedroom apartment will be $220,000.

All are built from brick and tile construction with aluminium joinery. Floor areas of the homes range from 67m2 to 160m2. They are being sold on a right-to-occupy basis, which gives residents legal title to their homes but not outright ownership. This ownership structure of this Village known as a Right to Occupy is the same as over 90% of retirement villages throughout the country.

The Hub of the Village will be the community centre when it is completed in two years’ time and will be known as ‘The George’. Facilities at The George will include an indoor swimming pool, spa pool and fitness room, outdoor bowling green, social area and kitchen, billiard table, library and hobby room, an outdoor BBQ courtyard area, TV and lounge room and a restaurant/café to enjoy.

The mature trees are awe-inspiring upon entry to Speldhurst Lifestyle Village. Initially we didn't believe we could live without boundary fences but the thoughtful layout without walls or fences soon became appealing with a sense of spaciousness. We have found the staff very accommodating to our personal needs. As the property is being purchased early enough we are able to choose our own colour scheme which makes it very exciting. The country environment is very relaxing but it is still only a few minutes to Levin and the necessary amenities that are required by mature residents which is very important.


I have resided in Dannevirke all my life. After schooling I completed my Registered Nurse training at the Dannevirke Public Hospital and worked there until its closure. Since that time I have worked in the Aged Care Sector. It is now my “Golden Years” and time for change. Speldhurst - the country location, surrounding views, mature trees, expansive grounds and layout of the new homes presently for sale, had instant appeal. Wayne and Debra have both been most accommodating and professional when meeting with them discussing options and making decisions. When the proposed Community Centre to be known as ‘The George’ is functional my needs for companionship, social interaction and healthy living options will be met.

Downsizing to a retirement community has been on our radar for quite a while but this is such a major life decision that we had been putting it off. We have had a look at some of the options available and were not enthused about any of them. Then we became aware that something was happening at the old Kimberley Hospital site. We met with the developer and were very excited about the plans for the development. Over a period of time we have developed a relationship of trust with Wayne and Debra which has grown from the many meetings we have had. The point of difference for us is the spacing of the houses, with carefully considered placement of each home facilitating maximum privacy to every resident. The site itself with its mature trees was a major draw-card for us. The trees are beautiful with the homes placed around them. Our grandchildren asked us 'will we still be able to play cricket' and we are able to reassure them there will be plenty of green-spaces where they will be able to continue to do so when they visit.
When we look at the whole picture of what Speldhurst will be it has changed our perspective of making this move from something we were not looking forward to into an exciting move into the next phase of our lives. We can’t wait!
