Care Suites are sold under an Occupation License Agreement (ORA), which allows you to secure your own space in a comfortable and supportive environment while maintaining financial clarity. What is an Occupation License Agreement (ORA)? The ORA is a unique, financial arrangement that allows you to pay an upfront capital sum for the right to occupy your Care Suite. This means you don’t have to pay a daily premium accommodation charge (PAC), which is a common feature at other care facilities. Instead, the upfront payment gives you long-term security and peace of mind, allowing you to focus on enjoying your retirement without worrying about fluctuating accommodation fees. What You’ll Pay for Your Care Suite While the Occupation License Agreement (ORA) covers the cost of the Care Suite itself, you will still need to pay the Daily Care Fee. NOTE: The Retirement Villages Act 2003 (The Act) is designed to provide improved protection for people who ‘buy’ into a retirement village. If you intend to ‘purchase’ you must get independent legal advice before signing your occupation right agreement as required under The Act. Some Retirement Village type facilities are not required to register under The Act so different legal requirements apply. Please make sure you investigate fully.
