About Bupa Te Awarua Views Retirement Village
Enjoy the best of both worlds at Bupa Te Awarua Views, a brand new retirement village under development. Overlooking Whitby, our village celebrates both the beauty of nature and modern retirement living.
On completion, the village will feature 89 villas, 44 townhouses, and 18 apartments that offer a lock up and leave lifestyle in a safe, welcoming community.
With expansive views of the nearby coastal inlet (Te Awarua-o-Porirua) and surrounding hills, beautiful native bush and bird life, you’ll also enjoy close proximity to local amenities for everyday convenience, and ease of access to motorway links.
Our first 18 villas are planned to open August 2027. The second stage (approximately 22 villas) is planned to open late 2027 / early 2028, with the expected opening date for our remaining villas, townhouses, apartments and care home still to be confirmed.

Mythbusting - Retirement Villages are a rip-off
Why it’s considered a worthwhile investment.
NOTE: The Retirement Villages Act 2003 (The Act) is designed to provide improved protection for people who 'buy' into a retirement village. If you intend to 'purchase' you must get independent legal advice before signing your occupation right agreement as required under The Act. Some Retirement Village type facilities are not required to register under The Act so different legal requirements apply. Please make sure you investigate fully.
In some villages there may be some Retirement Village units that have multiple uses e.g. a Serviced Apartment may also be used as a Residential Care Suite. The same unit may therefore show in several places on Eldernet.
