We offer 14 sun-filled, one-level, independent living villas – plus an established reputation in rest home, hospital level and secure dementia living.
WE CARE
We want your stay with us to be a happy experience and we encourage you to talk to us about any concerns you might have. Our Manager is available to you or your family. It is a good idea to make an appointment if possible.
Residents are welcome to use the general facilities of the Village, and can expect access to our Rest Home should they ever require such a facility. The homestead lounge is available to you as a social centre with the indoor bowls area adjoining the lounge.
OCCUPATION RIGHT AGREEMENT
The ‘Agreement’ allows for the occupancy of a villa for as long as it may be needed. However occupants do not purchase the land on which the dwelling stands. The ORAs are secured by a first charge encumbrance granted in favour of the statutory supervisor (Covenant Trustee Services Ltd).
Residents have the support of Metlifecare in terms of governance, management and administration.
The VILLAS - Design features
The Villas are of brick cladding, having a warm and welcoming appearance. Each has two bedrooms and generous kitchen, dining and lounge areas. They have separate laundries, a carport, storage areas and their own garden for personal use. Each has security window stays and screens fitted to outside doors. There is street and security lighting throughout our village.
A 24-hour emergency alarm system connects to the nurses station in our adjacent Rest Home.
MAINTENANCE
Metlifecare is responsible for exterior maintenance - i.e. painting, repairs to the roof and guttering and is also to maintain the lawns, driveways, footpaths and common garden areas. Residents are responsible for internal maintenance, and for care of their own garden, should they cultivate one.
COSTS
A monthly service fee is levied on each dwelling to cover maintenance costs, insurance on dwellings, street lighting, rates and other related costs such as rubbish removal. The service fee also includes a contribution to a sinking fund which is used to pay for long-term external maintenance of the dwellings and infrastructure.
The entry price of the dwelling is determined by the Village based on current market valuation. A percentage of this price is retained by the Village upon termination of the ‘Agreement’ and this varies according to the length of time the dwelling has been occupied.

AMENITIES
Our shop caters for your basic shopping needs. There are restful gardens, our own library and regular visits from the Whangarei mobile library.
ACTIVITIES FOR YOUR ENJOYMENT
As well as maintaining personal interests, residents are welcome to participate in our activities programme as they wish. A programme is given to everybody and displayed throughout the village. Every Friday the Village van provides transport to local supermarkets and stop for tea and coffee on the return trip.
KEEPING SAFE
Each Villa has a battery powered smoke alarm. If an alarm is activated, please leave your villa immediately and inform your neighbours.
GOOD NEIGHBOURS
We ask that you respect your neighbours by not having your TV or radio on too loudly. Our public rooms are no-smoking spaces for everybody.
