The Village was conceived when a small group of regional developers came together to breathe a bit of fresh air (and value) into retirement living. The goal was always to offer retirees high-quality, contemporary homes, in a beautiful, connected countryside setting with easy access to a great range of lifestyle options and amenities.
There’s plenty of space to enjoy inside and out. Our contemporary, architecturally designed duplexes and stand-alone villas are finished to the highest standard, set within beautifully landscaped grounds with stunning views to the surrounding countryside.
Beyond your home, make the most of easy access to a wide range of lifestyle and entertainment activities. Our picturesque community gardens have been developed, and our Resident’s Lodge (currently under construction) will provide an environment to meet friends for a drink or meal, relax in the library, and exercise in the gym and heated swimming pool.
In designing Lockerbie Village, we have given thought of every detail and consulted various experts to provide the facilities and services you desire. In the centre of the village, you’ll soon find the Resident’s Lodge, offering lots of opportunities for fun and social interaction. Construction of the 1,025m2 Lodge is already underway and is due to be completed in mid to late 2024.
We intend for Village residents to have access to quality, specialised care close to home. To make this happen we have entered into an agreement with a care provider with over 60 years' experience providing rest home, hospital and dementia care services. They have received resource consent to construct a 60-bed aged care home on land right beside the Village and construction is still in the planning stage.
Lockerbie Village is on the edge of Morrinsville, a lovely country town in the beautiful Waikato. Only 30 minutes from Hamilton and 1.5 hours from Auckland, you’ll enjoy the Village’s elevated, sunny aspect with views of rolling green pastures and surrounding hills.
Located in the middle of the ‘golden triangle’ with great proximity to Auckland, Hamilton and Tauranga, living at Lockerbie Village connects you to the greater region as well. You will be in the Coromandel or Mount Maunganui in just over an hour, and Taupo is only a two-hour drive away. Or simply enjoy staying in close proximity to the Village visiting friends and loved ones.
The Village is centrally located in Lockerbie Estate, a new neighbourhood consisting of high-quality family houses, a neighbourhood centre, day care, cafe and four hectares of open park land with playgrounds, mature trees, ponds, walkways and cycle paths. Living at Lockerbie ensures access to all the lifestyle options and amenities offered by Lockerbie Estate as well as those in the Village.
If you love playing golf, croquet or bowls, Morrinsville town is just a five-minute drive from the Village and has some excellent, established clubs which are always happy to welcome new members. With a growing population of around 7000, Morrinsville is known for its prosperous dairy farms, interesting shops, cafes and community museum.

If you intend to ‘purchase’ you must get independent legal advice before signing your occupation right agreement as required under The Act. Some Retirement Village type facilities are not required to register under The Act so different legal requirements apply. Please make sure you investigate fully.
