|Details||There are six one bedroom units at the Wellsford Village. Nestled on the middle level, these are lovely sunny units. Access to these facilities is open to all, be they Masons or non-Masons.|

|Details||This lovely village set on three levels overlooking farmland in Wellsford, offers residents a range of options. Two bedroom units have either carports or garages and there is a shared resident's room and library on site. Access to these facilities is open to all, be they Masons or non-Masons.|

|What rental covers||Residents do not pay for individual water use as this is included in the rent or weekly fees.|
|Eligibility Criteria||Residents need to be over 65 years of age and eligible for NZ National Superannuation. Some units are also available for purchase under an Occupational Rights Agreement. Contact the office for more information.|
|Garden Maintenance||Lawn care and the communal Village gardens and grounds are maintained by the Trust. Residents look after their own gardens.|

|The Wellsford Masonic Village is close to the Wellsford's main street shopping area and a first class medical centre. There is good parking for visitors and only an hour from Auckland, Wellsford is a great location for those wanting a 'rural feel' close to amenities.
In additional to rental units, the Trust also offers Occupation Right Agreements (for 'purchase') at the Wellsford Village. (ORA)
As a charity, the Trust makes several favourable concessions from the normal industry standards, especially with respect to it's Occupational Rights Units.
For example, The Trust guarantees that it will purchase a departing ORA Resident’s interest in their Unit within an agreed timeframe.
Furthermore, the ORA Weekly Levy stops at the end of the two month Notice Period (where applicable) even if the Unit is not yet on-sold and continues to be vacant.
These two points are significant because they bring clarity and certainty to the financial obligations of ORA residents, especially when they leave.
In addition, any operating surplus made by the Trust is reinvested into the Villages as opposed to paid out in dividends to shareholders.
The Trust endeavours to provide peace of mind, space and security, and its strong history in the retirement village industry allows residents to have trust in the manner in which their agreement will be honoured.
