Metlifecare St. Andrew's retirement village offers independent living by way of 51 delightful one, two and three bedroom villas and 11, one and two bedroom apartments situated in the heart of Cambridge.
English-style Cambridge is a highly desirable retirement area for people from throughout the Waikato, due to its relaxed lifestyle, lush beauty and wonderful shopping and cafés. Nestled adjacent to the centre of the town is Metlifecare St. Andrew's, the most centrally located retirement village in Cambridge.
The retirement village has generous grounds of around two hectares and is adjacent to the picturesque and historic St Andrew's Church. This wonderful location offers easy access by foot or vehicle to main street shopping, medical centres, banks, supermarkets, churches and community facilities.
OCCUPATION RIGHT AGREEMENT
The ‘Agreement’ allows for the occupancy of a villa or apartment for as long as it may be needed. However occupants do not purchase the land on which the dwelling stands. The ORAs are secured by a first charge encumbrance granted in favour of the statutory supervisor (Covenant Trustee Company Ltd).
Residents have the support of Metlifecare in terms of governance, management and administration.
THE VILLAS
Our Villas have one, two and three bedrooms each with a well appointed kitchen, dining and lounge area – and some with their own garages or carports. There are carport blocks available for some dwellings also.
They feature wheelchair accessible showers with non-slip floors and safety rails. All are equipped with security doors. There is security lighting throughout the Village.
THE MOXON CENTRE
The Moxon Centre is now open with community facilities available to all residents and includes 11 one, two and three bedroom independent living apartments situated on the top floor of the Moxon Centre. The Moxon Centre apartments are completely self-contained and most offer the following as standard:

• Range hood
• Single dishdrawer
• Laundry tub, washing machine and dryer
• Non-slip tiled deck/ balcony

• Water purifier and waste disposal unit
• Non-slip tiled bathroom with frameless glass shower cubicle
• Heated towel rail
In addition, the following safety and security features will be in place:
• Security cameras
• Home & Away alarm systems
• Emergency call system
• Secure buildings with swipe card access only
• Secure undercover carpark (one park per apartment)
MAINTENANCE
Metlifecare St. Andrew's is responsible for exterior maintenance - i.e., painting, repairs to the roof and guttering, etc and is also to maintain the lawns, driveways, footpaths and common garden areas. Residents are responsible for internal maintenance, and for care of their own garden, should they choose to cultivate one.
COSTS
A monthly service fee is levied on each dwelling to cover compliance costs, maintenance costs, insurance on dwellings, street lighting, rates and other related costs such as refuse removal. The service fee also includes a contribution to a sinking fund which is used to pay for long-term external maintenance of the dwellings and infrastructure.
The entry price of the dwelling is determined by the Village. A percentage of this price is retained by the Village upon termination of the ‘Agreement’ and this varies according to the length of time the dwelling has been occupied.
