Roseland Park is the ideal retirement village for the young at heart, with applications accepted from age 60. It's also different from many other villages, as it provides for the outgoing resident to chose their own sale price and benefit from the capital gain, as just a small amount (4% of the sale price), is paid on termination. The village is owned by a non-profit making company and monthly fees are kept to a minimum, and cover expenses such as rates, property insurance, maintenance and staff wages.

All units (there are 54 in total) have a brick exterior, with a single garage, solar panels, heat pump, double glazing and stainless steel kitchen appliances. There is a variety of styles with 2, 2.5 and 3 bedroom homes, Some have en-suite bathrooms and a guest toilet. Power bills are lower due to the solar panels, insulation and double glazing, so you can feel comfortable all year round.
There's no need to worry about external maintenance of your unit as village staff are available to carry out those time-consuming chores such as washing windows. You are able to care for your garden yourself, or have staff look after it. The village manager is also available to help with queries and any problems which may arise.
With friendly neighbours and a busy social committee arranging activities and events, there's no need to feel lonely or isolated. You are invited to join in with any activities you are interested in, whilst having the freedom and privacy to live how you want to.
Conveniently situated in Hamilton East, Roseland Park is in walking distance to Hamilton Gardens, bus routes, medical facilities and shops, and just a short drive to the CBD and Waikato Hospital. The photos are of various units within the village.
