Manager: Ph: 09 845 0728 OCCUPATION RIGHT AGREEMENT There are 41 free-standing, independent ‘Occupation Right Agreement’ villas situated in Kenneth Small Crescent and Bambury Close and 166 apartments in four separate multi-storey buildings which form part of the Selwyn Village retirement complex. The ‘Agreement’ allows for the occupancy of an unit for as long as it may be needed. However occupants do not purchase the land on which the dwelling stands. The ORAs are secured by a first charge encumbrance granted in favour of the statutory supervisor (Covenant Trustee Services Ltd). Residents have the support of The Selwyn Foundation Group in terms of governance, management and administration. DESIGN FEATURES Independent villas have the following design features: Two double bedrooms; an open plan kitchen / dining / lounge area; an attached carport/garage/storage; a separate laundry; a garden area for personal use; a twenty-four hour emergency alarm system which connects to staff.There is a registered nurse on site 24hrs per day. Apartments have the following design features: 1 and 2 double bedrooms; an open plan kitchen / dining / lounge area; a combined bathroom / laundry; spacious communal lounge areas; underground car parking or a carport is available at extra cost; a twenty-four hour emergency alarm system which connects to staff.There is a registered nurse on site 24hrs per day MAINTENANCE Selwyn Village is responsible for exterior maintenance – ie; painting, repairs to the roof and guttering, etc and is also to maintain the lawns, driveways, footpaths and common garden areas. Residents are responsible for internal maintenance, and for care of their own garden, should they cultivate one. COSTS A monthly service fee is levied on each dwelling to cover maintenance costs, insurance on dwellings, street lighting, rates and other related costs such as refuse removal. The service fee also includes a contribution to a sinking fund which is used to pay for long-term external maintenance of the dwellings and infrastructure. The entry price of the dwelling is determined by the Village. A percentage of this price is retained by the Village upon termination of the ‘Agreement’ and this varies according to the length of time the dwelling has been occupied. There are coffee and tea making facilities in the TV room kitchen. TRANSPORT Cross-town Metrolink Bus, with frequent services through the Village from the end of Point Chevalier Peninsular to St Heliers Bay, via St Luke’s Shopping Centre and the Greenlane Clinical Centre Internal buggy service transport service is run by volunteers during the hours of 9am and 3pm. ADMINISTRATION The village Administration Block is located opposite the Chapel. Hours: Monday to Friday, 8.30 am - 4.30 pm. ASB BANK A branch of the Auckland Savings Bank is situated between the administration office and the Community Centre. It offers a full range of banking services. Hours: Monday to Friday 9.30 am - 12.00 noon and 12.45 pm - 3.00 pm BOOKS AND LIBRARY SERVICE Each house has a library where residents may read or borrow books. Collectively, the libraries have a stock of over 2000 books. Large print books which have been withdrawn from public libraries are given to the village and may be borrowed free of charge. An Auckland City Mobile Library Bus visits Selwyn Village every Thursday between 9.15 am and 10.30 am and stops outside the main doors of Kerridge. It will not visit on Public Holidays or between the Christmas and New Year period. CHAPEL OF CHRIST THE KING The chapel is the focal point of Selwyn Village. Regular services of worship are held in the chapel and broadcast into the rest homes. Services of worship are also held in Brian Wells Lodge and Christ’s Hospital. A brochure is available detailing the chaplaincy service in Selwyn Village. Information on Chapel Services is available in the weekly newsletter. CAFE Situated in the Community Centre, the Cafe is open from 9.30 am to 3.00 pm daily. COMMUNITY CENTRE The Community Centre is located beside the ASB Bank and the Mini-Market and is available to all village residents who may wish to utilize it. CRAFT CENTRE The Craft Centre is located in the Community Centre and is a place where you can continue with your creative and artistic pursuits. DOCTORS Registered medical practitioners are on duty or on call at all times. HAIRDRESSER The village hairdressing salon is located in the Community Centre. It is open Monday to Thursday: please telephone or call in to make an appointment. In addition, hairdressers visit each rest home and the hospital at least once a week. MAINTENANCE - (All Property Related Matters / Appliance Faults) Independent residents please note that in order to provide an effective and efficient service the Village has preferred contractors that are on call 24 hours, 7 days a week. These contractors are familiar with the site, the overall infrastructure of the Village and our Health and Safety procedures etc. The procedure to access one of the above services is as follows: Monday to Friday, 8.30 am - 4.30 pm contact Administration (ph 846 0119) After Hours phone 845 0734. MEALS All meals are prepared and cooked on site. A qualified dietician oversees the menu. The main mid-day meal is served in the dining room of Lichfield Towers. The restaurant siting is from 12 noon. The mid-day meal can be ordered by Independent Residents if they wish and/or for guests by signing the reservation book in the dining room by 3.00 pm the day before. MEDICAL CENTRE Medical Centre hours are Monday to Friday from 9.00 am to 3.00 pm. MINI MARKET - POST SHOP This is located in the Administration Block and sells a range of essential items for your convenience. NEWS The Selwyn News is the village newsletter, published bi weekly on Thursdays. It gives village news and information about activities, entertainment, church service times and other events. It is distributed throughout the village free of charge. NEWSPAPERS Please arrange your own ‘Herald’ delivery by phoning the Circulation Department on ph 373 6000. RESIDENTS COMMITTEES and the INDEPENDENT RESIDENTS COUNCIL These have been formed by the residents to liaise with the Selwyn Foundation administration. Each area of the village has a resident’s council representative . SECURITY SERVICE Our security guard patrols the village all night from 6.00 pm until 6.00 am. SHOPPING BUSES Every Thursday the van leaves for Lynmall from outside Lichfield Towers at 11.45 am and returns Lynmall at 2.00 pm. The transport cost is $5.00 per person. Every Thursday there is also a trip to Pt Chevalier shops. The Van leaves outside Lichfield at 10.30 am, returning at 11.30 am. The Transport cost is $1.00 per person. This service is for Independent Residents only and reservations are made through the receptionist in Administration. SMOKING A no-smoking policy within our buildings applies to all residents, visitors and staff. Those who smoke need to go outside to one of the properly designated smoking areas, all of which are located more than 2 metres away from any window or door opening. Residents of rental and ‘Occupation Right Agreement’ areas are permitted to smoke within their own private living accommodation but not in any area of communal activity. TAXI VOUCHERS These are available at a reduced cost for attending Hospital Appointments only. Please see the receptionist at Administration. TRANSPORT Within the village, transport is provided by buggies driven by our volunteers. They operate from the Community Centre 9.00 am to 12.00 noon and 1.00 pm to 2.30 pm each week day. VILLAGE FACILITIES - available for hire by our residents The Community Centre, Theatre and ground floor Lichfield Towers (either the Lounge or TV Room) are available for private functions and bookings should be made through the Village Manager . ______________________________________________________________________________ THE SELWYN FOUNDATION GROUP - The Selwyn Foundation has been around for a very long time. Selwyn’s residents mirror New Zealand society as a whole, having people from all kinds of backgrounds, life experiences and interests. These days, people entering our retirement villages are older - now that people are living and remaining active for much longer. Nevertheless, people residing in Rest Homes as well as those living independently, are encouraged to live as full a life as is humanly possible through maintaining existing links with community activities such as the RSA Club, local churches, Probus, U3A and sports clubs. Organised activities are on offer too – and managers are always interested in hearing of new ideas for activities, outings and social gatherings. Today’s retirement villages are the culmination of over 50 years of progress. It was towards the late 1940s that the Anglican Church’s Auckland City Mission became very concerned about the plight of elderly people to cope in sometimes dilapidated houses, often too large for them once children had grown up and moved away. The Mission had already done considerable work with older people by 1954 when the first 20 retired people became residents at Selwyn Village in Point Chevalier. This was the first rest home and retirement complex of its kind built in New Zealand. It still exists, although almost grown beyond recognition. In 1967, the Mission arranged for the creation of The Selwyn Foundation as a separate charitable trust, specifically set up to look after this special concern for the needs of older people in our society. Named after George Augustus Selwyn, first Anglican Bishop of New Zealand, the Foundation is an independent perpetual trust and not-for-profit organisation. Selwyn owns or manages retirement facilities in Northland, throughout greater Auckland and in the Waikato. It continues to grow and flourish - it is here to stay! In some villages there may be some units that have multiple uses e.g. a Serviced Apartment may also be used as a Residential Care Suite. The same unit may therefore show in several places on Eldernet.
