INDEPENDENT LIVING
- at Selwyn St Andrew’s, with the Selwyn Foundation Group. Selwyn St Andrews Retirement Village offers independent living in 60 delightful Villas situated at 41J Bryce Street, Cambridge 3434. (The Selwyn Foundation is a perpetual trust.) Situated in generous grounds beside the historic St Andrew’s Church (the original founder of the Village) the attractive, level site is framed by majestic trees. The handy location, adjacent to Cambridge’s Town Centre gives residents easy access to main street shopping, banks, medical centres, supermarkets, churches, library – and other community facilities. St Andrews also has 6 rental cottages. WE CARE We want your stay with us to be a happy experience and we encourage you to talk to us about any concerns you might have. Our Manager is available to you or your family. It is a good idea to make an appointment if possible. Please telephone 07 827 6225. Our present arrangement with the Resthaven Home and Hospital enables a weekly clinic to be held by a registered nurse, provision of respite care (when available), and ‘meals-on wheels’ when necessary. All units have an emergency response system which is monitored by an external provider. OCCUPATION RIGHT AGREEMENT The ‘Agreement’ allows for the occupancy of a villa for as long as it may be needed. However occupants do not purchase the land on which the dwelling stands. The ORAs are secured by a first charge encumbrance granted in favour of the statutory supervisor (Covenant Trustee Company Ltd). Residents have the support of the Selwyn Foundation Group in terms of governance, management and administration. THE VILLAS - Design features Our villas have one, two or three bedrooms, each having a well-set-out kitchen, dining and lounge area – and some with their own garages or carports. There are carport blocks available for some dwellings also. They feature wheelchair-accessible showers with non-slip floors and safety rails. All are equipped with security doors. There is security lighting throughout the village, and the villas have an emergency call system. MAINTENANCE Selwyn St Andrews Village is responsible for exterior maintenance - i.e., painting, repairs to the roof and guttering, etc. and is also to maintain the lawns, driveways, footpaths and common garden areas. Residents are responsible for internal maintenance, and for care of their own garden, should they choose to cultivate one. COSTS A monthly service fee is levied on each dwelling to cover compliance costs, maintenance costs, insurance on dwellings, street lighting, rates and other related costs such as refuse removal. The service fee also includes a contribution to a sinking fund which is used to pay for long-term external maintenance of the dwellings and infrastructure. The entry price of the dwelling is determined by the Village. A percentage of this price is retained by the Village upon termination of the ‘Agreement’ and this varies according to the length of time the dwelling has been occupied. CONTACTS for more information Details of the above and other aspects are contained in our Disclosure Statement which can be obtained on request. Selwyn’s residents mirror New Zealand society as a whole, having people from all kinds of backgrounds, life experiences and interests. These days, people entering our retirement villages are older - now that people are living and remaining active for much longer. Nevertheless, people residing in Rest Homes as well as those living independently, are encouraged to live as full a life as is humanly possible through maintaining existing links with community activities such as the RSA Club, local churches, Probus, U3A and sports clubs. Organised activities are on offer too – and managers are always interested in hearing of new ideas for activities, outings and social gatherings. Today’s retirement villages are the culmination of over 50 years of progress. It was towards the late 1940s that the Anglican Church’s Auckland City Mission became very concerned about the plight of elderly people to cope in sometimes dilapidated houses, often too large for them once children had grown up and moved away. The Mission had already done considerable work with older people by 1954 when the first 20 retired people became residents at Selwyn Village in Point Chevalier. This was the first rest home and retirement complex of its kind built in New Zealand. It still exists, although almost grown beyond recognition. In 1967, the Mission arranged for the creation of The Selwyn Foundation as a separate charitable trust, specifically set up to look after this special concern for the needs of older people in our society. Named after George Augustus Selwyn, first Anglican Bishop of New Zealand, the Foundation is an independent perpetual trust and not-for-profit organisation. Selwyn owns or manages retirement facilities in Northland, throughout greater Auckland and in the Waikato. It continues to grow and flourish - it is here to stay! OUR VISION - Providing quality Christian care for the elderly. The Selwyn Foundation Group invites you to take a closer look at our commitment to Christian values, quality care, accommodation and services, which continue to make us a leader in the provision of a wide range of accommodation and service options for the elderly in New Zealand. It is committed to promoting the health and wellbeing of all residents through the ‘Selwyn Way’ wellness concept. The Selwyn Foundation Group owns and manages a number of facilities throughout the North Island, and is one of the largest not-for-profit providers of aged care in New Zealand. PEOPLE We place a high value on honesty and mutual respect. We strive to see our people fulfilled through the creation of work environments, where openness, communication, teamwork and safety are paramount. Our staff and volunteers share a specific interest in older adults, and undertake ongoing training in the particular needs of those in their care. STEWARDSHIP We strive to achieve excellence, continually seeking means for improvement and innovation in our care and services. Furthermore, we will, with integrity, adopt the highest standards of ethical behaviour in all our activities: care, legal, financial, environmental and all business practices. The Retirement Villages Act 2003 (hereafter referred to as The Act) is designed to provide improved protection for people who buy into a retirement village. If you intend to purchase you must get independent legal advice before signing your occupation right agreement as required under The Act. Further information about Retirement Villages is available in the section 'Frequent Questions'. Some Retirement Villages are not required to register under The Act so different legal requirements apply. Please do your homework.
