Testimonials
Villa's a Perfect Fit for Shirley
Shirley Lockhart loves her new house in Motueka's Brown Acre Villas. The two bedroom duplex unit in the development for people over 50 suits her perfectly, she said, with an attached garage, double glazing and good insulation.
Shirley likes that her windows are washed and lawns mowed under the common area maintenance fee at Brown Acre Villas.

This is an extract from an article in the Nelson Mail on 11 July 2012.

Shirley's words when she first moved into Brown Acre were "If the moon were lower, I would be jumping over it."

Tenure TermsTenure is by way of a Unit Title (Stratum Estate in Freehold) and owners are entitled to sell their property at any time on the open market and receive the full proceeds of the sale.

This is in contrast to most Retirement Villages where the tenure is by way of Licence to Occupy with owners being required to sell to the Village Operator at a pre-determined price.

Service Charge DetailsResidents pay fees for services provided within the village which include lawn mowing and garden maintenance, weekly rubbish collection, emergency pager, monthly window cleaning and exterior maintenance of the villas.

Within the fee structure (paid fortnightly in advance) there is a sum payable to the Body Corporate (a body in which all owners are members) which covers building insurance. Residents pay their own contents insurance, rates and utility charges.

Village fees are adjusted annually on 1 April by the movement in the Consumers Price Index (all groups).

NOTE: The Retirement Villages Act 2003 (The Act) is designed to provide improved protection for people who ‘buy’ into a retirement village. If you intend to ‘purchase’ you must get independent legal advice before signing your occupation right agreement as required under The Act. Some Retirement Village type facilities are not required to register under The Act so different legal requirements apply. Please make sure you investigate fully.

In some villages there may be some Retirement Village units that have multiple uses e.g. a Serviced Apartment may also be used as a Residential Care Suite. The same unit may therefore show in several places on Eldernet. The DHB Shared Services website provides additional information about this service.
