By signing the Occupation Right Agreement you are purchasing the right to live in a Ranui Court villa and enjoy the services and amenities offered.

This system of residency is now chosen by the majority of retirement villages in New Zealand and operates under the Retirement Villages Act 2003. The Act protects the interests of residents both current and future, and ensures villages operate responsibly.

The price of a Ranui Court Occupation Right Agreement will depend on the market at the time you make the purchase.

Upon exiting the villa a new Occupation Right Agreement is sold by us to a new resident.
Surrender DetailsWhen you terminate your ORA, a new ORA for your home is then sold by us, in consultation with you, to a new resident.

You will receive the sale price less the Village Contribution which is based on the time you have lived at Wanaka Retirement Village, any money due, and any costs incurred in finding a new resident.

This contribution is 5% of the sale price of the new ORA (accrued on entry when you became a resident) plus 5% for up to four years (adjusted proportionately for a part year) that you have lived in Ranui Court, to a maximum of 25%.

You might find it helpful to think of the contribution like depreciation. It helps finance our ability to provide community amenities, and to help with any future upgrades and major maintenance costs. A portion of this contribution covers the return on investment for PSO.

Special Features
Ranui is an integral part of the Alexandra community and Ranui Court homes are highly sought-after. They are spacious, sunny and offer personal privacy.

It is a short, flat walk to Alexandra township and community facilites, passing the beautiful gardens at Centennial Park.

The eight Ranui Court villas are purpose-built and maintained to a high level. Residents have plenty of room in which to furnish their homes to their own requirements, and gardens can be used for growing vegetables and planting favourite flowers and bushes.

Midday and evening meals can be taken in the rest home dining room or delivered to the villa. The price of this service plus laundry services are on a user-pays basis.

An emergency call system is installed in each villa.
